What do you need to document a bluff-top lot?

The house, the ground and the site as it stands. On bluff-top lots the buildable line is set by a geologic assessment, which is the geotechnical consultant's work, not ours. We capture the existing conditions the design and the report are both built on, and coordinate with the surveyor where a surveyed line is needed.

Does coastal review apply?

On much of the city, yes, and where it does it adds to the programme. We flag it and produce the drawings a submittal needs; the coastal application itself sits with your planner or designer rather than with us.

Our lot is on a slope above the highway. What does that add?

Accepted Answer

Grading, retaining and access, with height measured from natural grade. On a good many Pismo lots the driveway and the parking decide what is buildable before the house does. We capture the slope so the design starts from measured ground.

Do you work on hotels and short-term rentals?

Accepted Answer

Only on tenant improvements and interior work. Hospitality is not a focus for us, and a change of use brings occupancy, exiting and accessibility questions that belong with the designer leading the project.

Can you document an existing building for a remodel?

Accepted Answer

Yes, and on the older stock it is worth doing properly. Buildings near the beach have usually been altered repeatedly and the drawings on file seldom reflect it. We scan the building, confirm the critical dimensions by hand, and hand back a measured record of what is standing. That is the difference between a clean plan check and a set of corrections about things nobody knew were there.
