What is included in an as-built package?

Each package includes site verification, property research, and a 7-10 page plan deliverable. Depending on the project that typically covers floor plans, exterior elevations, a site plan, and roof framing where it is accessible. We confirm the scope with you before we mobilize so nothing on the set is a surprise.

How do you capture existing conditions?

Most projects are captured with LiDAR, paired with drone imagery for the roof and site. For small or simple spaces we may hand-measure instead. Either way the drawings are built from verified field data rather than from an owner's old set.

Do I need to be on site during the visit?

Accepted Answer

No, but someone needs to provide access. We coordinate directly with tenants, property managers, or a lockbox. Our field techs cover San Luis Obispo and Santa Barbara counties, and Ventura and Los Angeles counties, so scheduling is usually a matter of days rather than weeks.

How long does an as-built take?

For a typical single-family home, expect the field visit within about a week of booking and the drawing set roughly a week after that. Larger or multi-building sites take longer, and we give you a date in writing before we start.

What file formats do I get?

Accepted Answer

PDF as standard, with the native CAD or Revit file available on request. If your architect or engineer needs to build on top of our set, tell us up front and we will deliver in the format their office works in.

Can you work from my existing drawings instead?

Accepted Answer

We can start from them, but we do not trust them without verification. Old permit sets and listing plans are frequently wrong, and every downstream drawing inherits that error. We field-verify and correct rather than redraw on faith.

Do you research the property records too?

Yes. Property research is part of every package. We pull what the county has on file — permit history, recorded plans, and assessor data — so you know what was permitted before you design against it. Records vary a lot in quality between San Luis Obispo, Santa Barbara, Ventura, and Los Angeles counties, and we flag the gaps we find.

Do as-builts cover unpermitted work?

We document what is physically there, permitted or not, and note where it diverges from the recorded plans. That gives you a clear picture before you decide how to handle it with the building department.
