Draftsman, ADU plans and as-builts in Los Angeles County
Terra Drafting scans, draws and permits projects across Los Angeles County, in cities such as Malibu, Santa Monica, Pasadena, Long Beach, Beverly Hills and Calabasas, and in the unincorporated county. We measure existing buildings with LiDAR and a full site measurement, then draw as-builts, ADU plans and permit drawings formatted to the department that reviews them.

ADUs in Los Angeles County
Who reviews an ADU depends on where your lot sits. The City of Los Angeles reviews plans through LADBS, unincorporated areas go to the county, and cities such as Pasadena, Long Beach and Malibu run their own review. We draw detached, attached, garage-conversion and junior ADUs and format the set to whichever department reviews yours. See ADU plans and permits.
Yes, for residential projects across the County of Los Angeles and its incorporated cities. LA County contains over 80 cities, each with its own building department and submittal requirements. We format drawing sets to the specific jurisdiction reviewing your project, whether that is the City of LA through LADBS or a smaller city like Pasadena, Burbank or Santa Clarita. We draw and permit basic tenant improvements that don't need an architect. On larger commercial projects we work alongside your architect or engineer.
Yes. The City of Los Angeles uses the LADBS online plan check system, and many surrounding cities have adopted their own electronic intake platforms. We prepare and organize digital submittal packages to meet each jurisdiction’s specific upload, naming, and formatting requirements.
Yes, and the variety is the point: 88 incorporated cities plus the county, each with its own intake requirements and electronic review system. We confirm which department is reviewing and format the set to that department, rather than submitting one house style everywhere.
Yes, and they are a large share of the residential work here. Local amendments vary by jurisdiction, so we work to the reviewing department's current rules. Conversions in particular turn on ceiling height, slab level and where the services run, which is why we scan before the design assumes anything.
Yes: Calabasas, Agoura Hills, the Beverly Hills and Pasadena slopes and the unincorporated canyons. Hillside ordinances constrain grading, height and building envelope. We capture the terrain; the geotechnical and structural work comes from the project engineer.
Yes. We bring our LiDAR scanning and drone equipment to project sites across LA County. LiDAR is especially valuable for remodel and addition projects in older LA neighborhoods where original plans may not exist or may not reflect what was actually built.
