LiDAR & Drone
3D laser scanning (LiDAR) and drone capture for existing buildings
High-density LiDAR scans, aerial site capture, and existing-condition documentation: the foundation every remodel, addition, and new build needs.
We scan existing buildings with a Matterport Pro3, rated ±20 mm at 10 m (about ±0.8 in at 33 ft), and combine every scan with a full site measurement for the highest level of accuracy. Every scan comes with drone photos, a basic floor plan, a client portal and a shareable model link.
Schedule a Scan- Reduce site visits:
- Shareable point-cloud models let subs, engineers, and consultants pull measurements remotely, saving trips and coordination time.
- True LiDAR:
- Existing conditions documented with LiDAR precision. Reduces surprises during demo, framing, and MEP rough-in.
- High-resolution:
- Aerial context layered with ground-level scans. See the full property, roof to foundation, before committing to a design.

High-density LiDAR scanning
Interior and exterior scans using high-accuracy, high-density LiDAR equipment. Captures walls, ceilings, roof geometry, MEP routing, and complex conditions that hand measurements miss.
Point-cloud processing & modeling
Raw scan data registered, cleaned, and converted to coordinated 3D models and extracted 2D drawings. Deliverables integrate directly into our design and documentation workflows.
Aerial site documentation
High-resolution overhead and oblique drone imagery capturing lot boundaries, adjacent structures, access points, and site context for design and documentation.
Roof & exterior capture
Close-range drone photography of roof conditions, flashing details, exterior finishes, and hard-to-access elevations, with no ladders or lifts required.

Existing-condition verification
LiDAR scans paired with field measurements to verify that previous drawings match what was actually built. Catches discrepancies before they become field conflicts.
Shareable project models
Scan-based models shared via link with your GC, subs, and engineers. Reduces redundant site visits, because trades can pull preliminary measurements and context remotely.
Why our scans are different
What our three flyers say, in plain text.
Better: higher quality, better data
Real LiDAR equipment with sub-inch accuracy from 30 feet away; a Matterport Pro 3 is our primary scanner. Our drone is a DJI Mini 5 Pro, with strong colour grading, depth and resolution, and built-in sensors so it doesn't hit your windows. Close scan locations make the data more accurate, and we take extra time on site to get the most from it.
Faster: local techs, no third parties
Our own field techs are at your site just days after booking, with less than one week turnaround. We don't wait on third-party contractors: the drone, LiDAR and hosting are all done by us. Your files, property data and 3D walkthrough are a click away.
Cheaper: transparent pricing
We built our own client portal to cut overhead and make projects easier to navigate. Pricing on our LiDAR and drone packages is published, so you can compare. New customers get 25% off a first scan and drone package with code SCAN25 until the end of the year.
What you get
- Drone photos. Overhead and oblique photos of the site and building.
- Basic floor plan. A floor plan drawn from the scan.
- Model link and client portal. A shareable link to the 3D model, and your files in one place.
- Point cloud file. The raw scan data as an .xyz file, an optional add-on.
Frequently asked questions
It depends on the size of the building. Scans are starting at $800 for up to 2,000 sq ft, with drone photos, a basic floor plan and a model link, and every price is set before the site visit. See our pricing for every size and add-on.

No. LiDAR records only the surfaces it can see. Anything hidden inside walls, floors or ceilings isn't captured, though exposed framing, pipes and ducts are.
No. A land survey covers property lines and topography and comes from a licensed surveyor. Our scans measure buildings and their surroundings for design and documentation, and Terra Drafting is not a surveyor.
