How do native oaks affect what we can build?

They often decide the footprint. Atascadero protects native oaks, and both the trunk and the root zone around it constrain where you can put a building, a driveway or a leach field. We locate trunks and driplines as measured positions on the site plan, so the design works around real trees rather than around trees sketched from memory.

Grading limits, height measured from natural grade, and a driveway that frequently turns out to be the hardest part of the design. We capture the terrain with drone and scan data early so the design is not started twice. Geotechnical input comes from the project engineer.

Do you work on original colony homes?

Yes. They are old enough that the recorded drawings, where they exist at all, tend not to match the building, and many have been added to several times over. We document what is actually standing before anyone designs against it, which is the only way to avoid finding the problem during demolition.

Measured grades, the trees, the driveway, the septic components where they are visible, and the setbacks located from the real lot lines. On the bigger Atascadero parcels the distances are long enough that small errors compound, so we capture the site rather than scaling it off an aerial.

The rules mostly are, since state law does the heavy lifting. What complicates Atascadero ADUs is the site: slope, oaks, septic capacity and the length of the driveway for fire access.
